We lived in an apartment for 2 years 9 months. We were on-site managers for almost 2 years. We had a move out inspection where he said everything looked great, then we moved to Denver, Colorado fully expecting our $ 995 deposit. The owner was still angry over our quiting the management job, he had to do the work, and initially refused to give us our deposit back. After we sent a certified letter demanding the full deposit (40 days later), he sent a check for $ 450 claiming replacement of carpet and cleaning charges. Carpet was in great condition, not sure how he can claim replacement. He refused to make repairs when we moved in and while we lived there, then charged us for clean up after he finally repaired the leaky roof. We’ve sent a letter asking for more detailed receipts and were told his check was good for 6 months. Since we have to fly from Denver in order to go to court, we want to know if anyone has been successful in suing for bath faith and getting more than original deposit.
This was a small 7 unit complex and since we managed all 4 move-outs while we lived there, we never saw problems. This was first time he’s had to deal with a move-out b/c he’s always had a manager. We have video of the move in condition, and letters asking for repairs, but didn’t take pictures when we moved out. We didn’t know our rights before this and honestly trusted his word. We never thought us quiting management would result in this.

Question : Installing a bathroom light fixture over a stud?
I recently remodelled my bathroom and will be replacing one light fixture with two directly over the sinks. The problem is that the wall stud is located directly over the center of the sinks… where I want to place the light fixtures.
Do they sell a special junction box that can be placed over a stud? My only other options would be to move the fixture to the left/right or install a light in the ceiling over the sink. I’m leaning towards the ceiling fixture if I can’t center the wall fixtures.
Daniel: I guess I didn’t describe it right… I want to place one light fixture over each sink, but the wall studs are centered in the middle of each sink. I now have a cabinet between the two sinks where the one light fixture used to be.
Robin: I might go with that idea if the light fixture base is large enough to cover the junction box hole in the wall. I was hoping there was a flat or half junction box that can sit next to a stud.

i tore commercial carpet out of my new restaurant and underneath was not concrete but underlayement on top of a subfloor.. this underlayment has the old glue all over the place.. money is tight and time is an issue. i don’t want to have to tear up all that underlayment and replace it w new…. can vct get the job done? will it stay stuck to that old glue?

Yes, Armstrong makes a product; S-194 Patch, Underlayment & Embossing Leveler. I have used it on VCT tile so I could lay self-stick tile over it. It is a powder that you mix with water and spread to a level surface. It can be sanded smooth to eliminate any ridges or high spots. I am sure there are similar products available, but this one worked great for me.
