If you can answer, just assume a base coat, not a fancy speckle to the finish. Also, the garage is new, so no cracks, etc.

What would you recommend? I have been reading and seem to see Epoxy as a solution – 2 part epoxy being better? Then i saw something called something-loc (Sorry, can’t find it now..)
What would you suggest for products to SEAL the cracks in garage floor, clean the floor, and then Coat the floor. Would want it to last for at least 10 years. I think most out there are good for 5 years, from what i’ve been reading…

Tile grout will seal the cracks up nicely, wash it with a mop and domestic cleaner, and coat it with nothing, otherwise it will become slippery

I’ve read a floor maintainer can help create a profile on the slab, or pressure washing it when degreasing the floor. Also, what order would you use the tools in? It seems very complex. Thanks for any help!

Degrease it first, then pressure wash and let dry.

Some epoxys can be very slippery when they are wet. Maybe that’s why.
